The living space of the new owners of the apartment integrates the latest horticultural achievements on the one hand and the tradition of the Kaštela gardens composed of medicinal and fragrant herbs, varieties of olives, ornamental plants, citrus fruits, etc. on the other hand. The apartments were designed with the intention of providing the new owners, business people and their families, with a daily break from the urban environment and a safe and peaceful haven for relaxation.
The residential complex of the newly built and planned residential and commercial buildings is located between St. Marina Studina and St. Ivana Pavla II. The aforementioned streets are connected by a new two-way road, which enables a good connection of the complex with the wider area. There is an outdoor parking lot next to the street, while the spacious Mediterranean gardens as the main motif of the entire complex provide privacy and a peaceful environment, especially for the apartments on the ground floor.
The complex consists of two apartment buildings with a common basement. The access to the garage is common, while the entrances to the buildings are separate from the basement through vertical communications (staircase and elevator), that is, through the landscaped grounds for each building separately. The common basement floor contains 28 parking spaces and 14 storage rooms as well as other service rooms. Each building has 7 apartments, two apartments each on the ground floor, 1st and 2nd floors and one apartment on the superstructure. The spacious terraces of the apartments are located on opposite sides of the building and provide privacy for the tenants.
The structure of the building is reinforced concrete (reinforced concrete system: load-bearing walls, load-bearing horizontal and vertical elements, monolithic mezzanine slabs and a flat roof). The reinforced concrete walls are 20 cm thick, as are the mezzanine panels. The external walls are partly built with Porotherm block bricks with a thickness of 20 cm. The partition walls are also made of Porotherm block bricks with a thickness of 11.5 cm. The elevator shaft and stair core are made of reinforced concrete walls with a thickness of 20 cm, with thermal and acoustic insulation installed towards the apartments. The clear height in the apartments (height from the finished floor to the ceiling) is 257-272 cm.
The facade is made as an ETICS system with 10 cm of stone wool with a final layer of silicate plaster.
The non-walkable flat roof is made of a monolithic reinforced concrete slab on a slope, with a minimum thickness of 20 cm, with a vapor barrier, thermal insulation (EPS) 20 cm thick, with final cover made of waterproofing TPO film resistant to UV rays, and protected with pebbles.
The doors and windows are made of high-quality PVC profiles with aluminum cladding on the outside (outside in gray-silver color, inside in white), with triple insulated glass. All exterior elements are equipped with gray aluminum shutters and mosquito screens (sliding or rolling). The elements are hinged-swivel, sliding and lift-sliding, and all shutters (except in the bathrooms) are controlled electronically - electric motor.
The entrance area, staircases and corridors are paved with 3 cm thick stone slabs. The railings and handrails in the staircases are designed as machined railings up to 110 cm high. The elevators are noiseless on all floors. In the covered entrance there are mailboxes, notice boards and an intercom with video control. The finishing layer on the floors in the basement storage rooms is epoxy coating.

The garages are located in the basement, with a common entrance ramp with remote-controlled roller doors. Traffic regulation is common and circular, and parking spaces are open. Each apartment has two parking spaces and an associated storage room in the garage. The garage is equipped with natural and mechanical ventilation.
The entrance to the apartment is equipped with security and fire-proof door with additional acoustic insulation. Internal doors are solid, smooth doors with a white door frame and height of 210 cm.
The load-bearing walls are reinforced concrete walls with a thickness of 20 cm, and they are partly built with Porotherm block bricks with a thickness of 20 cm. Partition walls are made of 11.5-cm-thick Porotherm block bricks. The internal surfaces of the walls and ceilings are plastered and painted with semi-dispersive white paint.
High-quality Grade I ceramic tiles were placed as wall coverings in the bathroom.
The floors of the bedrooms are covered with first-grade oak parquet, with lacquer as top coat which provides a modern look in natural color, with white corner trims. The floors of the other rooms are covered with ceramic tiles, and the loggia with exterior non-slip ceramic tiles, all of first grade. A ceramic plinth was installed on the tiled surfaces.
Building walls with thermally treated facades, with plastered inner surfaces of walls and ceilings, floors with floor layers of thermal and acoustic protection, are made of built-in materials that individually and as a set have the capacity to withstand all mechanical and other expected effects during normal use.
All sanitary equipment is of high quality and made by well-known manufacturers. The equipment consists of: mounted sinks with associated mixer taps, mounted toilet bowl with cover and silent built-in flushing tank, shower tray with shower set. Washing machine connection with drainage.
The walls are covered with Grade I ceramic tiles from the floor to the full height of the room.
The water heaters are located in the basement in the common area.
Power meters are located in the outside landscaped area (along the western side). The electrical equipment is of high quality and made by well-known manufacturers.
The apartments have phone and TV sockets, ceiling and wall lighting fixtures and a thermostat in the living room and bedrooms. The electrical equipment of the kitchen consists of an outlet for the stove, an outlet for the refrigerator, an outlet for the dishwasher, an outlet in the area above the countertop, an outlet for the range hood and an outlet on the kitchen island. The electrical equipment of the bathroom includes a socket for the washing machine, an overhead light above the sink, sockets on the wall and an outlet for the fan. The electrical equipment in the hallway includes lighting fixtures, the apartment power distribution box, a low-current cabinet, a socket, and the central power circuit for the entire apartment.
The possibility of connecting to cable TV through the installation of a common antenna satellite is ensured.
The storage rooms, in which the ceiling lighting is installed, are connected to the meter of the corresponding apartment, and the elevator, corridors and garage are connected to a separate meter for shared consumption.
The water supply is connected to the public city water network. On the connecting pipeline, there is a shaft with built-in water meters for each apartment separately. Water distribution is performed using PPR thermally insulated pipes.
Wastewater drainage is connected to the settlement sewage system. Low-noise pipes were used for drainage.
Domestic hot water is heated using water heaters - heat pumps located in the basement, for each apartment separately.
The main water valve is located on each of the staircases.
For all apartments, devices manufactured by were used.
As an external unit, a multi-split 9.3/8.3 kW inverter system was installed.
The apartments are equipped with duct distribution of indoor air conditioning units, in the living room with a power of 4.0/3.5 kW, and in the rooms with units of 2.5/2.0 kW, with remote and Wi-Fi control.
In the living area of the apartment and in the bathrooms, there is underfloor heating with an electric mat system, completed with a thermostat and temperature sensors.
Artificial ventilation is provided by silent fans in all sanitary rooms, and kitchen ventilation is provided by separate pipes for range hoods.
Inside the garage, natural and mechanical ventilation is ensured, as well as ventilation of each storage room individually.
A class A+ energy certificate was obtained.
When taking over the apartment, the buyer will receive a booklet with instructions for the use and maintenance of the built-in equipment.
The surroundings are arranged with vehicular and pedestrian areas and horticulturally arranged gardens.
The warranty period for the quality of civil engineering and civil-craftsmanship works is determined in accordance with the law and special regulations, namely 2 years for craftwork, and 10 years for the structure of the building and the roof.
The terms and conditions of the warranty for installed equipment apply according to the manufacturer's specifications.
